Residential Home Inspection
I follow comprehensive Residential Standards of Practice. This means that I’ll inspect the visible and accessible structure, systems, and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology.

Mobile Home Inspection
I will examine every visual aspect of the mobile home to identify potential issues and provide you with a detailed assessment of the property you intend to buy - crawl space included! With at least 16" of clearance, I can physically access the crawl space.

Tie-Down Inspection
A Tie Down Inspection documents the type and number of tie downs under a mobile home to determine if they meet current standards. This report is NOT a structural engineering certification but can be used by insurance companies when issuing policies. With at least 16" of clearance, I can physically access the crawl space.

4-Point Inspection
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC.

Wind Mitigation Inspection
If you’ve made certain improvements to your home to help limit wind damage, a Wind Mitigation Inspection can provide the verification you need to receive credits, discounts or rebates on your homeowner’s insurance.

Roof Certification (Citizen's Insurance)
Citizens insurance requires some homeowners to have a Roof Inspection Form (Citizens RCF-1 0118) completed by a licensed inspector when a roof reaches a certain age.

Annual Home Maintenance Inspection
Whether a new or seasoned homeowner, scheduling an Annual Home Maintenance Inspection is a valuable step in understanding and managing your property's needs. This comprehensive assessment helps identify seasonal tasks and highlights areas that require more frequent attention, allowing you to plan effectively for the ongoing upkeep of your home. Pre-Drywall Inspection
(New Construction)
Building a new home? Subcontractors are not always reliable. Make sure the work is being done right! I will inspect the roof, windows, framing, plumbing, ductwork, electrical and other components before drywall is installed.

Pre-Closing Inspection
(New Construction)
Before you close on your new construction home, have it inspected to ensure everything from major components to cosmetic finishes were installed correctly. Give the report summary to your builder for a punch list of items to be completed.

11-Month Warranty Inspection
(New Construction)
Before the 12-month home warranty expires on your new home, it's wise to have all major components and features evaluated to ensure your property remains in ideal condition.

Repair Verification / Follow-up Inspection
Have you had a deficiency repaired and need proof? I offer one courtesy re-inspection at no added cost when necessary repairs are completed. I will inspect the repair to make sure that the materials, installation, and workmanship meet quality standards and will update your inspection report accordingly.

Light Commercial Inspection
An in-depth examination of every visual aspect of a light commercial property, such as an office building, including the interior and exterior components. Restaurants and other heavy commercial properties are excluded.

Septic System Inspection
Schedule in one place! We partner with local septic companies to inspect the septic tank and drainfield to ensure your system is working as it should. Options include: Drainfield-only inspection, septic tank pump-out and full septic system inspection, septic system measurements and diagram.

Water Quality Testing (FHA/VA/USDA)
We partner with a local laboratory to test the quality of your potable water. FHA, VA and USDA financing require well water testing for Nitrate (NO3) & Nitrate (NO2), Total Coliform & Ecoli (Bacteria), and Lead (Pb). Expedited results are also available!

Mobile Home Foundation Certification
(Tie Down Inspection) - Engineer
I partner with an engineering company to issue a Mobile Home Foundation Verification, required by some lenders before issuing a mortgage. This report verifies the entire tie-down system of the mobile home and is finalized by a licensed Engineer.

WDO Inspection
(Wood Destroying Organism)
Schedule in one place! We schedule your WDO Inspection with a trusted, local pest control company at no additional charge. This is a visual examination of a home for signs of wood-destroying organisms like termites, carpenter ants and wood decaying fungi (wood rot).
